New Rules for Advertising Real Estate

(Boonton, NJ, January 5, 2009) — In a soft market, the quality of your marketing is more important than ever.

But forget what you think you know about advertising real estate listings. Stan Barron of Stan Barron Properties says many common tactics are all wrong.

In the January 1 issue of industry newsletter Real Estate Broker's Insider, Barron offers seven counterintuitive rules that he says are guaranteed to produce results even in a challenging market.

Barron's Ad Rule Number 2: This house isn't for everyone. Barron calls it the "principle of sacrifice." Target only buyers who want this particular listing, and forget about everyone else.

For example, a home with no backyard or situated on a busy street won't appeal to buyers with small children or prospects who want a quiet location.

So your challenge is to pinpoint prospects who consider these detriments as attributes.

When you describe this home as having the "backyard removed for your convenience." A buyer who wants to avoid yard maintenance suddenly becomes a prospect.

A luxury home on a busy street? Describe it this way: "This home and its location leave no doubt about your success."
