Broker Takes 50-50 Split on Internet Leads its Agents Close
Aggressive Internet lead generation helps Austin Realtor Jonathan Boatwright sell homes and recruit agents.
(Boonton, NJ, January 4, 2010) — At Realty Austin, a steady stream of online leads drives sales. The Texas brokerage uses Internet marketing campaigns to generate 1,000 leads a month, and a conversion rate of 1.5 percent means Realty Austin's agents close about 15 deals a month from Internet leads.
Those online leads account for more than a third of Realty Austin's closed deals says Jonathan Boatwright, who owns the 47-agent Realty Austin along with his wife.
As an Internet marketing veteran, Boatwright has refined his pay per-click strategy. As he tells readers in the January issue of industry newsletter, Real Estate Broker's Insider, he no longer bothers with broad, expensive search phrases such as "Austin real estate," which can cost $2 a click. Instead, he uses the names of neighborhoods as search phrases, and spends only 35 cents a click.
Generating a steady stream of Internet leads still costs money but it helps the bottom line. That's in part because Realty Austin takes a 50-50 split on Internet leads its agents close within a year.
